If I conduct course, for free of course.

I would recommend buying "lelong" freehold flats with rental yield around 8 - 10%.

Small 2 bedrooms units, low maintenance fees, no pool is ok.

Below replacement cost.

You want to buy units that will appreciate in value.

And location must also be taken into consideration, near city, walking distance to mrt, etc.

Timing is also important, buy at the trough of the property cycles.

And all the "cukais" to Mahathir.

His return is negative SGD4,500 a month, minimum to maintain the unit.

If foreigner has to pay minimum 1 million RM for a Malaysia property and local only need to pay 300k RM.. How are u as a foreigner can get a decent rental yield?
