2011 was one of the peaks in hdb prices and peak cov.
Most buyers who bought resale hdb that year lost money.

he is not losing lot of money, in fact he made a small profit.

296000-250000=46000

he used $46000 to stay 8 years , works out to be less than $500 a month

he had to pay more than $1000 a month if he did not buy the flat.
